About
A new Tallahassee brokerage, and where it stands
Estate Allegiance LLC was formed in November 2025. It works in Tallahassee and Leon County, and it does two things: help you buy a home, or help you sell one.
The firm
Who we are
Estate Allegiance LLC is a Florida limited liability company formed in November 2025. We work in Tallahassee and Leon County, and we do two things: help people buy homes, and help people sell them. That is the whole list. We are not a property manager, not a lender, and not an investment shop, so nothing else is competing for attention while your file is open.
We are small on purpose. The same person handles your file from the first phone call to the closing table, which means nobody has to be caught up on your situation halfway through and no piece of it gets lost in a handoff. It also means we take on the number of files we can actually do well, rather than the number that fills a pipeline.
What that buys you is a plain read on your own transaction. We will tell you when a house has a problem, even when the problem is inconvenient for everyone in the room. We will tell you when now is a bad time to sell and what waiting is likely to be worth. Our pricing is a stated percentage, agreed in writing before any work starts, with no fees that appear later. We would rather lose a sale than push a bad one, because the alternative is a client who finds out in year two what we should have said in week one.
The name
Allegiance means whose side you are on
Most brokerages are named after a family or a street. This one is named after a position. An agent is paid a percentage, and only when a deal closes. You are paid by the quality of the deal. Those two things point the same direction most of the time, and they stop pointing the same direction the moment the fastest close and the best outcome are different things.
- A buyer who should keep looking costs an agent money. So does a seller who should turn down a low first offer, and so does a client who wants to walk away after a bad inspection with weeks of work already sunk into the file.
- No brokerage can delete that math, and this one is not exempt from it. What a brokerage can do is refuse to let it write the advice.
- So you hear when a price is wrong, including when the wrong price is the one we suggested. Advice arrives with the numbers under it: what comparable homes actually sold for, what the repairs are likely to run, and what your net looks like after commission, closing costs, and payoff.
- "Do not buy this house" is an answer you will get when it is the right answer. And urgency is never manufactured. If a property is worth moving on quickly, you get the specific reason, and you can go check it yourself.
Founded November 2025
New brokerage, honest version
Estate Allegiance LLC was formed in November 2025. That is the entire history of the company, and dressing it up would be a strange way to open a relationship that runs on straight answers. Here is what being new actually gets you.
- You deal with the person deciding. Whoever you meet first is who walks the houses with you or prices your listing, and who picks up when you call. Nobody sits between you and the person making decisions about your file.
- There is no team to be handed off to. At a larger office the agent who signs you is often not the agent who shows you homes or negotiates your repair requests. That cannot happen here, because there is nobody to pass you to.
- You are not a file number. Your purchase or sale is not one of dozens moving through a pipeline, and your situation does not have to be squeezed into whatever an office template expects.
- The rules are identical. Florida licensing law, the standard contracts, the seller disclosure requirements, and the Fair Housing Act apply to this brokerage exactly as they apply to every other one in Leon County.
